Property Management & Rent Collection

Rent & Fee Collection

  • Collect, deposit and account for all rents and other amounts due under the lease agreements each month, this includes fines and other accrued fees
  • Collection and holding of security deposits
  • Comprehensive online portal for ease of payment for tenants. Check by mail, or by drop-off at on site lock box also accepted.
  • Rent changes are made based on seasonality and current market demands
  • Serve notices to pay or quit and or perform or quit as needed.
  • We collect funds directly from the tenant, or thru third parties services such as AirBnb.
  • Debt collections. We work directly with a tenant debt specialist that works directly with credit bureau agencies, taking the burden off you in this situation as well.
  • We do NOT pass forward commissions from third parties including AirBnb. Any commission for third parties is deducted from our commission.

Property Management - Property Maintenance


  • Full-service property management staff
  • Share our preferred vendors list and enjoy discounted maintenance thru licensed and insured vendors
  • Handle & track maintenance requests from residents.
  • Utilize a customer service ticket system to ensure requests from residents are responded to in a timely manne
  • Invoices are never marked up. Our fee is the fee quoted in our maintenance agreement. There are never any hidden fees or participation payments collected from the vendors.

24 Hour Emergency Services

Residents can always reach a live person instead of dealing with answering machines. Our after hours service will respond to emergencies any time our office is closed. Technicians familiar with our portfolio and your property are on call to handle any emergency.
